Sarasota Roof Cleaning Guide by Material — Tile, Shingle, and Metal

Sarasota's residential roofscape is dominated by concrete and clay tile, with a significant proportion of asphalt shingle and some standing seam metal roofs in newer construction. Each material has specific cleaning requirements, specific failure modes when cleaned incorrectly, and specific risks from Florida's biological environment. One-size-fits-all cleaning approaches fail all of them.

Concrete and Clay Tile Roofs

Tile is the dominant roof material in Sarasota County — it's heat-reflective, durable, and aesthetically suited to Florida architecture. It's also porous and accumulates black algae, lichen, and moss aggressively in the subtropical climate.

The right cleaning approach: Soft wash with sodium hypochlorite-based solution, applied at under 100 PSI. The chemistry penetrates the tile surface and kills biological growth at the root. Rinsing is low pressure.

What goes wrong with pressure washing: High pressure on tile roofs cracks glazed surfaces, displaces ridge cap mortar, and forces water under tile overlaps. Displaced ridge cap mortar is a major water intrusion point during hurricane season. One aggressive pressure washing can create roofing repair bills that dwarf the cost of the cleaning itself.

Note on clay tile: Older clay tile is more brittle than modern concrete tile. Walking on clay tile roofs requires specific technique and footwear. Never allow any company to walk your clay tile roof without confirming they understand this.

Asphalt Shingle Roofs

Asphalt shingles are common on older Sarasota homes and some newer construction in price-sensitive segments. They're the most vulnerable roofing material to both biological damage and improper cleaning.

The right cleaning approach: Soft wash at under 50 PSI — lower than for tile. The granule surface of asphalt shingles is the material's primary protective layer and is easily dislodged by any significant pressure.

The warranty issue: Virtually every asphalt shingle manufacturer — GAF, Owens Corning, CertainTeed — voids their warranty if the roof is cleaned with high pressure. Soft wash is the only manufacturer-approved cleaning method. If an insurance or warranty claim involves roof condition and the roof was pressure washed, the claim may be denied.

Granule loss test: After any roof cleaning, check the downspout outlets and gutters for granule accumulation. Granules in the gutter after cleaning indicate pressure damage — a warning sign of both improper cleaning and shingle deterioration.

Metal Roofs

Standing seam metal roofs are increasingly common in Sarasota new construction — they're exceptionally durable and hurricane-resistant. They're also the most cleaning-tolerant roofing material, but they have specific considerations.

The right cleaning approach: Soft wash works well, but metal roofs can also tolerate moderate pressure (600-1,000 PSI) on painted surfaces. The chemistry needs to be pH-neutral — acidic cleaning solutions corrode aluminum and galvanized steel, and alkaline solutions can affect paint finishes.

Rust and oxidation: Metal roofs develop surface rust and oxidation staining, particularly at fastener points. These require specific treatment beyond standard algae cleaning chemistry.

The One Universal Rule

Regardless of roof material, the minimum safe PSI for roof cleaning is lower than most pressure washers default to, and the chemistry doing the biological work matters more than the pressure. A company that approaches every roof the same way doesn't understand any of them.
