Yes — we can still legally clean your property. SWFWMD’s Modified Phase III Extreme Water Shortage order runs through October 1, 2026, and most companies simply stopped taking work. The order contains written exemptions — the annual wash allowance, surface preparation before sealing, and health & safety cleaning — and Mold Munchers works strictly inside them.

Black algae (Gloeocapsa magma) is the #1 threat to Florida roofs — those dark streaks actively eat your shingles and tiles, shortening roof life by years. Our soft-wash roof cleaning safely kills algae at the root without the high pressure that damages roofing materials and voids warranties. Regular cleaning extends roof life, lowers energy bills, and keeps you compliant with insurance and HOA requirements.

Soft washing is not a gentler pressure wash. It is a different method with a different mechanism: pressure removes what sits on a surface, while soft washing kills the organism growing in it. On a roof, on paint, on stucco, on a pool cage — pressure is the wrong tool, and using it causes damage that does not show up until later.
Black streaking on a Florida roof is Gloeocapsa magma, a cyanobacteria that roots into the shingle. Pressure knocks the visible layer off and takes granules with it; the organism survives and returns within a year, and the roof is now measurably shorter-lived. Soft washing applies a cleaning solution that kills the organism outright, which is why a soft-washed roof stays clean far longer than a pressure-washed one and does not lose granules doing it.
Shingle and tile roofs. Painted siding and stucco. Pool cages and screen enclosures. Wood. Anything a manufacturer’s warranty covers — most shingle warranties are voided by pressure washing, and most homeowners find that out after the fact.
Soft washing will not lift heavy oil staining from concrete or restore a badly spalled driveway. Hard surfaces that can take pressure should take pressure. The skill is knowing which is which, and there are companies in this market that use one method on everything because they own one machine.
