Yes — we can still legally clean your property. SWFWMD’s Modified Phase III Extreme Water Shortage order runs through October 1, 2026, and most companies simply stopped taking work. The order contains written exemptions — the annual wash allowance, surface preparation before sealing, and health & safety cleaning — and Mold Munchers works strictly inside them.

Black algae (Gloeocapsa magma) is the #1 threat to Florida roofs — those dark streaks actively eat your shingles and tiles, shortening roof life by years. Our soft-wash roof cleaning safely kills algae at the root without the high pressure that damages roofing materials and voids warranties. Regular cleaning extends roof life, lowers energy bills, and keeps you compliant with insurance and HOA requirements.

Salt air, humidity and eleven months of sun do the same thing to every house on this coast: a green-black film creeps up the north wall, the stucco goes chalky, and the place starts looking tired years before it is. House washing is not cosmetic maintenance — on a Gulf Coast home it is what keeps organic growth from getting into the surface.
Coastal Florida is the hardest environment in the country for exterior surfaces. Constant humidity feeds mildew and algae; salt carried inland from the Gulf settles into paint and stucco pores and holds moisture against the surface. The result is that a house in Sarasota can look neglected 18 months after a wash, when the same house in a dry climate would still look clean at five years. It is not your fault and it is not unusual.
We do not put high pressure on a painted or stucco wall. House washing is done at low pressure with a cleaning solution that kills the organism at the root, then rinses. High-pressure washing on siding forces water behind the surface, strips paint, and etches stucco — damage that shows up months later and is expensive to fix. If a company quotes you a “pressure wash” for your house exterior, ask them what PSI they intend to use on it.
Full exterior walls, soffit and fascia, entry areas, and a rinse of adjacent hard surfaces so you do not end up with a clean house and a streaked driveway. We tarp and pre-wet landscaping. We do not leave the job with plants burned or windows spotted.
