Stucco Cleaning in Sarasota — Why Standard Pressure Washing Is the Wrong Call
The majority of Sarasota homes have stucco exteriors. It's the dominant finish from the 1970s ranches in Gulf Gate to the new construction in Wellen Park. And it's the surface most commonly damaged by inexperienced or careless exterior cleaning companies using inappropriate pressure.
Why Stucco Is Pressure-Sensitive
Stucco is a cement-based coating applied in layers over a wire lath framework. It looks solid but is porous, relatively brittle, and susceptible to water intrusion. High-pressure washing — anything above 600-800 PSI on stucco — causes three specific problems:
- Surface pitting: The pressure erodes the fine sand aggregate from the stucco surface, creating microscopic pitting that holds more moisture and provides more surface area for future biological growth.
- Hairline cracking: Repetitive high-pressure impact on older stucco creates hairline cracks at stress points — around window and door frames, at expansion joints, and at transitions between stucco and other materials.
- Water intrusion: High pressure forces water behind the stucco layer, behind the weather barrier, and into wall cavities where it promotes mold growth and wood rot. This damage is invisible from the exterior until it becomes a structural problem.
Soft Wash: The Only Appropriate Method for Stucco
Soft wash uses under 500 PSI — less than 25% of what a standard pressure washer delivers — combined with biodegradable cleaning chemistry that dissolves mold, mildew, and algae without mechanical force. The cleaning solution does the work. The low pressure rinses it away.
Results are equivalent or superior to pressure washing for biological contamination, and the stucco surface is completely undamaged. This is the method specified by stucco manufacturers and recommended by Florida building contractors.
Synthetic Stucco (EIFS) Needs Even More Care
Many Sarasota homes built in the 1990s and 2000s have EIFS — Exterior Insulation and Finish System — which looks like stucco but is a foam board system with a thin acrylic coating. EIFS is far more susceptible to pressure damage than traditional stucco and absolutely requires soft wash. Any significant pressure on EIFS can compress the foam substrate and create long-term structural issues.
What to Ask Before Hiring
Before any company cleans your Sarasota stucco home, ask: "What pressure do you use on stucco and what's your PSI setting?" Anyone who says "we just turn it down" without a specific, low number doesn't understand stucco cleaning. Anyone who quotes soft wash specifically and explains the chemistry involved knows what they're doing.
