A green film on a shaded sidewalk is not a cosmetic problem. Wet algae on concrete has roughly the friction coefficient of ice, and it is the single most common cause of slip-and-fall claims against Florida HOAs and commercial properties. Cleaning it is the cheapest liability reduction available to a property manager.

The liability case, plainly

If someone falls on an algae-covered walkway on your property and it can be shown the condition was visible and long-standing, that is a defensible negligence claim. Documented periodic cleaning is what turns a claim into a defended claim. Commercial and HOA clients often schedule sidewalk cleaning on that basis alone, and it is a good basis.

Why it comes back

Shade plus irrigation overspray equals permanent moisture, and permanent moisture equals algae. North-facing walks, walks under oaks, and anything within reach of a sprinkler head will regrow within months regardless of who cleaned it. The fix is either a maintenance interval or a change to irrigation aim — we will tell you which, including when the answer costs us the repeat work.

Method
